Design together: fairways, berth mix, finger lengths, piles, utilities, fire systems, access control, pump-out, fuel where applicable, superyacht loads, wave attenuation and landside circulation.
Require maintainability and spare-component strategy because a marina is expected to operate for decades.
What changes for a marina
A marina is procured as a system with a service life measured in decades, and almost every expensive mistake is a layout or systems decision rather than a pontoon decision. Berth mix, fairway geometry, wave exposure and services capacity are effectively fixed once built.
The commercial model matters as much as the engineering. Berth revenue depends on the mix matching demand, and operating cost depends on how maintainable the system is once it is in the water and full of boats.
Questions to settle before you specify
- What is the berth mix by length and beam, and what demand evidence supports it?
- What is the design wave climate, including wake from passing traffic, and is attenuation required?
- What services capacity is needed — power, water, fire, pump-out, lighting, data — and what is the upgrade path?
- How will components be replaced with the marina occupied and operating?
- What spares strategy exists, and are proprietary components single-sourced?
What to put in the RFQ
- Berth schedule and design vessels, not a nominal berth count.
- Design basis: wave, wind, current, water levels, and the standards applied.
- Services design and metering approach, with capacity headroom stated.
- Component replacement strategy and spares availability, with lead times.
- Staged handover and commissioning requirements, including certification for each system.
Where marina projects go wrong
- Berth mix set by what is easy to build rather than by demand.
- Wave attenuation value-engineered out, then rebuilt after the first storm season.
- Services sized with no headroom, so the first round of larger vessels exhausts them.
- Proprietary components with a single supplier and long lead times.
Questions buyers ask
What is the single most expensive marina mistake?
Getting the layout wrong. Berth mix, fairway width and exposure are locked in at construction, and changing them later means rebuilding structure rather than adjusting equipment.
How long should a marina system last?
That is a commercial and engineering question to answer explicitly in the procurement, because the answer drives material selection, corrosion strategy and the maintenance regime — and it should be stated in the contract rather than assumed.
