Public, industrial and commercial assets should have a formal risk-based inspection plan and defect register.

Build the schedule around the failure modes

Maintenance on a floating structure is not general tidiness. It targets a small number of things that actually fail: sacrificial anodes that are consumed, connections that work loose under cyclic load, surfaces that wear where people walk, and hardware that corrodes where two metals meet.

A schedule that names these items, with intervals and a record, is also what keeps a warranty alive. Most warranty disputes turn on whether the assumed maintenance was performed and can be evidenced.

What a workable regime covers

  • Anodes: inspected on a stated interval, replaced at a stated level of consumption, and recorded when replaced.
  • Fasteners and connections: checked for tightness, movement, elongation of holes and signs of fretting.
  • Restraint hardware: pile guides, rollers, chains, shackles and hinges inspected through the full range of movement.
  • Deck surface: wear, fixing security, slip resistance in wet conditions, and edge condition.
  • Floats and hull: damage, water ingress, deformation, and anything that suggests lost buoyancy.
  • Services: electrical testing to the applicable requirements, and water systems checked for leaks and isolation.
  • Growth and debris: cleared before it loads the structure or hides a defect.

Records that protect you

  • Date, inspector, conditions and water level for each inspection.
  • Photographs of any defect, dated, with the location noted.
  • What was replaced, with the part and supplier.
  • Defects deferred, with the reason and the review date.

Where maintenance regimes fail

  • Nobody owns the schedule, so it happens when something looks wrong rather than on an interval.
  • Anodes are inspected but never replaced until they are gone.
  • Inspections are visual only, so connections are never actually checked for movement.
  • No record is kept, so the warranty claim has no evidence behind it.

Questions buyers ask

How often should a pontoon be inspected?

The interval should come from the builder's maintenance schedule and the exposure of the site, and it should be stated in the handover documents. A structure in exposed saltwater with heavy use will need attention more often than one in a sheltered freshwater location.

Does maintenance affect the warranty?

Usually yes. Warranties commonly assume a maintenance regime, and failing to perform or evidence it is a common reason claims are refused. Get the assumed regime in writing at handover.
