A private waterfront pontoon should be designed around the actual boat and site, not a catalogue size. Typical systems include a shore abutment, gangway, floating pontoon, piles or struts, fenders, cleats and optional services.

What changes for a private residential pontoon
A residential pontoon is bought once, by a household, and then lived with for decades. That changes the risk profile: there is no marina operator to absorb a maintenance program, no berth revenue to justify over-specification, and usually no in-house engineer to check a builder's claims. The buyer carries all of it.
It is also the class most often sold as a product when it is actually a project. The floating structure may be a minority of the final cost once approvals, piling, access for plant, services and shoreline works are counted.
Questions to settle before you specify
- What is the largest vessel that will ever berth here, including a future upgrade, and what is its windage and displacement rather than just its length?
- What is the full water-level range at the site — tide, flood and any drawdown — and what does the gangway gradient become at each extreme?
- Who owns the bed and the land the shore connection lands on, and what tenure or licence does that imply?
- How will plant reach the site? Barge access, crane reach and street access change the installation cost more than most buyers expect.
- Will the pontoon ground at low water, and is it designed to take that load if it does?
- What services are needed now and later — power, water, lighting — and what does running them to the structure involve?
What to put in the RFQ
- The design vessel and loading basis, stated as numbers, not as a boat brand.
- The water-level range used for the gangway and pile lengths, with its source.
- Deliverables: drawings, engineering certification, material certificates, as-built records and the warranty document itself.
- Who is responsible for approvals, and what happens to the price and program if conditions are imposed.
- The maintenance regime the warranty assumes, including anode replacement intervals.
- Defect liability period, and what is excluded from it.
Where residential projects go wrong
- The pontoon is sized for today's boat and the owner upgrades two years later.
- Freeboard suits the builder's standard module rather than the way the household actually boards.
- Stainless fittings are attached to an aluminium structure with no isolation, and galvanic attack starts quietly.
- The quote excludes approvals, and the approval conditions arrive after the deposit is paid.
- Nobody nominated who holds the engineering certification, so there is no document when the property is sold.

Does a residential pontoon add value to a waterfront property?
A compliant, certified, well-maintained structure with its paperwork intact is an asset at sale. An unapproved or undocumented structure can be a liability, because the purchaser inherits the problem. Keep the approvals, drawings, certification and as-built records together from day one.
Can I just buy a modular kit and install it myself?
Modular systems are legitimate products, but the approval, the restraint design and the structural adequacy of the installed assembly are still someone's responsibility. Confirm who holds that responsibility before you buy, not after.
